1. Scope

1.1 This Privacy Policy applies to information we collect through the Platform, through communications with us (including email, telephone, and SMS), and in connection with transactions and services offered through the Platform.

1.2 The Platform is intended for real estate investors and related professionals and is not directed to children under the age of eighteen (18). We do not knowingly collect personal information from anyone under eighteen. If we learn that we have collected such information, we will take reasonable steps to delete it.

1.3 This Privacy Policy does not apply to information collected by third parties, including third-party websites, services, or applications that you access through the Platform, which are governed by their own privacy policies.

2. Information We Collect

We collect the following categories of information:

2.1 Information you provide directly. This includes information you provide when you register for an account, complete your profile, set investment criteria, submit offers, communicate with us, or otherwise use the Platform, such as:

(a) identity and contact information, including your first and last name, email address, telephone number, and company name;

(b) account credentials, including your password and authentication information;

(c) investor and transaction information, including your buyer type, funding type, investment criteria ("Buy Box"), proof-of-funds and related financial documentation, offer and negotiation details, and transaction-related information;

(d) content you submit, including notes, contractor and bid information, uploaded documents, and communications; and

(e) any other information you choose to provide.

2.2 Information collected automatically. When you use the Platform, we may automatically collect certain information, including:

(a) device and technical information, such as IP address, browser type, operating system, and device identifiers;

(b) usage information, such as pages viewed, links and deals clicked, features used, referring pages, and dates and times of access; and

(c) information collected through cookies and similar technologies (see Section 7).

2.3 Information from third parties. We may receive information about you from third parties, including:

(a) authentication providers (such as Google or Apple) when you sign in using their services;

(b) service providers that assist with identity verification, communications, data, and analytics; and

(c) property-data, market-data, and related information sources.

2.4 Sensitive information. Certain information you provide, such as proof-of-funds or financial documentation, may be considered sensitive. We use such information only for the purposes for which it is provided and as described in this Privacy Policy.

3. How We Use Information

We use the information we collect for the following purposes:

3.1 to create, maintain, and secure your account, and to authenticate your access;

3.2 to operate, provide, and improve the Platform and its features, including deal-matching, deal alerts, offer and negotiation functionality, the deal portal, calculators, and other tools;

3.3 to communicate with you, including sending transactional messages, account and security notifications, deal alerts, responses to inquiries, and, where you have opted in, marketing communications, by email, telephone, and SMS;

3.4 to verify your identity and eligibility, including reviewing proof-of-funds and buyer-verification information;

3.5 to facilitate and administer transactions and related activity;

3.6 to personalize your experience, including matching deals to your Buy Box and tailoring notifications to your preferences;

3.7 to analyze usage, monitor and improve performance, and develop new features;

3.8 to detect, prevent, investigate, and address fraud, security incidents, unauthorized activity, and violations of our Terms of Use or applicable law;

3.9 to comply with legal obligations and enforce our agreements; and

3.10 for any other purpose disclosed to you at the time of collection or to which you consent.

4. How We Share Information

We do not sell your personal information. We may share information as follows:

4.1 Service providers. We share information with third-party vendors and service providers that perform services on our behalf, such as hosting and database services, email delivery, SMS/text messaging, customer relationship management, electronic document signing, property and market data, mapping, analytics, and identity verification. These providers are authorized to use the information only as necessary to provide services to us.

4.2 Transaction participants. In connection with a Deal or transaction, we may share relevant information with parties involved in that transaction, such as sellers, buyers, title and escrow companies, lenders, and their respective representatives, as necessary to facilitate the transaction.

4.3 Team and affiliates. We may share information internally, including with our personnel and affiliated entities, as necessary to operate the Platform and provide services.

4.4 Legal and safety. We may disclose information where we believe in good faith that disclosure is necessary to comply with applicable law, legal process, or governmental request; to enforce our Terms of Use; to detect, prevent, or address fraud, security, or technical issues; or to protect the rights, property, or safety of the Company, our users, or others.

4.5 Business transfers. In connection with a merger, acquisition, financing, reorganization, sale of assets, or similar transaction, information may be transferred as part of that transaction, subject to reasonable confidentiality protections.

4.6 With your consent. We may share information for other purposes with your consent or at your direction.

5. Communications and Your Choices

5.1 Email. We may send you transactional and account-related emails necessary to your use of the Platform. Where you have opted in, we may also send marketing emails, which you can opt out of by following the unsubscribe instructions in those messages. Opting out of marketing emails will not affect transactional or account communications.

5.2 SMS/text messages. We send SMS/text alerts only to users who expressly opt in. Message and data rates may apply, and message frequency varies. You may opt out at any time by replying STOP, and you may request help by replying HELP, or by adjusting your notification settings in the Platform. If you previously opted out and later choose to opt back in, your renewed consent will apply on a going-forward basis, subject to carrier and provider requirements.

5.3 Notification preferences. You may manage your notification channels and timing through your account settings, subject to our ability to send communications necessary for account, security, or transaction purposes.

5.4 Telephone. By providing your telephone number, you consent to be contacted at that number as described in our Terms of Use and this Privacy Policy. You represent that you are the subscriber or customary user of any number you provide.

6. Data Retention

6.1 We retain personal information for as long as necessary to fulfill the purposes described in this Privacy Policy, including to provide the Platform, maintain your account, comply with our legal obligations, resolve disputes, and enforce our agreements.

6.2 When information is no longer needed, we take reasonable steps to delete, anonymize, or securely store it. Retention periods may vary depending on the type of information and applicable legal requirements.

7. Cookies and Similar Technologies

7.1 We and our service providers use cookies and similar technologies to operate and secure the Platform, remember your preferences, authenticate your session, analyze usage, and improve functionality.

7.2 Most browsers allow you to control cookies through their settings. If you disable certain cookies, some features of the Platform may not function properly.

7.3 The Platform may not respond to "Do Not Track" signals. We handle information as described in this Privacy Policy regardless of any such signal.

7.4 Google Analytics. We use Google Analytics, a web analytics service provided by Google LLC, to help us understand how visitors use the Platform. Google Analytics uses cookies and similar technologies to collect information such as pages viewed, time spent on the Platform, referring pages, approximate geographic location derived from IP address, and device and browser characteristics. We do not send your name, email address, telephone number, or other directly identifying information to Google Analytics. Information collected by Google Analytics is subject to Google's Privacy Policy, available at policies.google.com/privacy. You may opt out of Google Analytics across websites by installing the Google Analytics Opt-out Browser Add-on, available at tools.google.com/dlpage/gaoptout.

8. Data Security

8.1 We implement reasonable administrative, technical, and physical safeguards designed to protect information against unauthorized access, use, disclosure, alteration, and destruction.

8.2 No method of transmission over the internet or method of electronic storage is completely secure. While we strive to protect your information, we cannot guarantee absolute security, and you provide information at your own risk.

8.3 You are responsible for maintaining the confidentiality of your account credentials and for activity that occurs under your account. Notify us immediately of any suspected unauthorized use.

9. Third-Party Services and Links

9.1 The Platform may integrate with or link to third-party websites, products, and services. We are not responsible for the privacy practices of any third party.

9.2 Your use of third-party services, including authentication, communication, document-signing, data, and mapping providers, is subject to their own terms and privacy policies. We encourage you to review them.

10. Your Privacy Rights

10.1 Depending on your jurisdiction, you may have certain rights regarding your personal information, which may include the right to request access to, correction of, or deletion of your personal information, the right to opt out of certain processing, and the right not to be discriminated against for exercising your rights.

10.2 To exercise any available rights, you may contact us using the information in Section 13. We may need to verify your identity before responding to your request. We will respond to requests as required by applicable law.

10.3 You may update certain account information directly through your account settings.

11. Geographic Scope

11.1 The Platform is operated in the United States and is intended for users in the United States, with a focus on the markets we serve. If you access the Platform from outside the United States, you do so on your own initiative and are responsible for compliance with local laws.

11.2 Information we collect may be processed and stored in the United States, where privacy laws may differ from those in your jurisdiction.

12. Changes to This Privacy Policy

12.1 We may update this Privacy Policy from time to time. Revised versions will be posted on the Platform with an updated Effective Date.

12.2 Your continued use of the Platform after a revised Privacy Policy takes effect constitutes your acknowledgment of the changes, to the extent permitted by applicable law.
